(1)Maximum Overnight Occupancy — 18 Guests -No more than 18 overnight guests are permitted. All overnight guests must be included on the reservation. -No Unauthorized Guests, Parties or Events Visitors, parties, weddings, receptions, celebrations or other gatherings beyond the registered overnight guests require advance written approval. Additional event fees, vendor fees and refundable deposits may apply. -Quiet Hours Quiet hours begin at 9:00 PM Sunday–Thursday and 10:00 PM Friday–Saturday. Please keep outdoor music, conversations and other activity at a respectful level during quiet hours. (2)No Smoking or Vaping Indoors Smoking and vaping are strictly prohibited inside the home. Smoking is permitted outdoors away from doors and windows. Cigarette butts must be properly extinguished and disposed of. (3)Parking Park only in designated areas. Do not park on landscaped areas or block the gate, driveway, neighboring properties or emergency access. Approved events may require a separate parking plan. (4)Outside Vendors Require Approval Food trucks, caterers, private chefs, DJs, musicians, rental companies, photographers and other vendors must receive prior approval. Vendor/access fees may apply. (5)Respect the Property Please treat the home, furnishings, décor and grounds with care. Indoor furniture and furnishings may not be moved outside. Furniture moved within the home must be returned to its original location. (6)Decorations Decorations may not be attached using nails, screws, staples, permanent adhesives or anything that could damage walls, ceilings, floors, furniture or exterior surfaces. Event decorations require prior approval. (7)No Tampering With Security Equipment Exterior cameras, smart locks, gate equipment, Wi-Fi equipment and other security devices may not be covered, disconnected, repositioned or otherwise tampered with. (8)Fireplace Safety The fireplace is wood-burning. Fires must never be left unattended and must be completely extinguished before leaving the property or going to bed. Do not burn trash or inappropriate materials. (9)HVAC Limits Air conditioning may not be set below 65°F, and heating may not be set above 80°F. Exterior doors and windows should remain closed while the HVAC system is operating. (10)Plumbing Only toilet paper may be flushed. Do not flush wipes—including those labeled flushable—paper towels, feminine hygiene products or other materials. (11)No Commercial Use Without Approval Commercial photography, videography, productions, ticketed events, promotional events or other commercial activities require advance written approval. (12)Food Trucks & Commercial Vehicles Approved food trucks and vendor vehicles must park only in designated locations and take appropriate measures to prevent grease, oil or other fluids from damaging paved surfaces. (13)Trash & Cleanup All trash must be bagged and placed in the outdoor containers located behind the carport. Excessive trash, event debris or cleaning beyond normal residential use may result in additional charges. (14)Report Damage Promptly Please notify us promptly of accidental damage, spills, leaks, broken items or other property issues so we can address them quickly. (15)Children Must Be Supervised Children must be appropriately supervised throughout the property, particularly around the fireplace, driveway, gate and outdoor areas. (16)Pets Only pets included and approved as part of the reservation are permitted. Guests are responsible for cleaning up after their pets and for any pet-related damage. (I'd use this only if you're allowing pets.) (17)Check-In / Checkout Check-in is 3:00 PM and checkout is 12:00 PM. Early check-in or late checkout must be approved in advance. (18)Access Codes Gate and smart-lock codes are provided for the registered party and approved vendors only. Please do not distribute property access information to unauthorized individuals. (19)Events Must Follow the Approved Plan For approved events, attendance, vendors, parking, setup and event activities must remain within what was approved. Changes should be cleared with us beforehand. (20)Guest Responsibility The booking guest is responsible for the conduct of everyone they invite onto the property, including overnight guests, visitors and vendors, and for damage or excessive cleaning resulting from their stay or approved event.

Guests have full use of the home and grounds.
